Keep rain out while letting masonry breathe

Breathable chimney water protection after repairs are complete

Masonry water repellent, joint sealing and leak-source correction designed to reduce absorption without trapping normal vapor inside the chimney.

Brick and mortar are porous, but a chimney should still shed rain effectively. Breathable water-repellent treatment can reduce absorption after cracks, failed joints, crown defects and flashing problems are corrected. Film-forming paint or generic sealers may trap moisture and worsen freeze-thaw damage.

System options

Water-management options

Waterproofing works best as part of a system that includes sound masonry, a proper crown, flashing and termination.

01

Vapor-permeable masonry repellent

Best forSound brick and mortar exposed to wind-driven rain

A penetrating silane or siloxane-type treatment reduces liquid water absorption while allowing vapor movement. Product choice and application rate depend on masonry porosity and condition.

02

Crack and joint preparation

Best forOpen mortar, small penetrations and repair transitions

Defects are repaired before treatment so the repellent is not expected to bridge structural gaps or replace failed mortar.

03

Crown and flashing coordination

Best forLeaks with more than one water-entry path

Separates vertical masonry absorption from failures at the horizontal crown and roof intersection. Each location receives a material designed for its exposure and movement.

04

Efflorescence and stain assessment

Best forWhite deposits, dark streaks or repeated damp appearance

Identifies likely moisture movement before cleaning or coating. Stains may not disappear completely and can return if the underlying water source remains active.

What to look for

Water symptoms that deserve a full chimney review

  • Brick remains dark long after rain
  • White powder or crystals form on masonry
  • Interior walls near the chimney show peeling or stains
  • Freeze-thaw cycles are causing brick faces to break
  • Previous clear coatings are peeling or turning cloudy
What the scope can include

A complete written scope

  1. Moisture-path inspection before product selection
  2. Repair of agreed cracks and joints
  3. Cleaning and dry-time preparation
  4. Breathable product application to designated masonry
  5. Protection of roof, glass, metal and landscaping from overspray
How the work moves

Our service process

  1. Identify active leaks and repair priorities
  2. Allow new masonry and wet surfaces appropriate curing or dry time
  3. Mask adjacent materials and prepare the masonry
  4. Apply the selected repellent at the specified coverage
  5. Inspect for uniform treatment and clean the work area
From selection to final review

A clear project path, with expectations in writing.

01

Inspection & documentation

We inspect accessible conditions, take measurements and document the parts of the system that shape your repair or installation options.

02

System options & written scope

You receive practical material and system choices, a defined scope of work and clear exclusions where hidden conditions may exist.

03

Contract, deposit & scheduling

Once you select your system:

  • We sign a clear, written contract
  • A 30% deposit is collected
  • We schedule your project
04

Installation & progress documentation

We protect the work area, install the approved scope and document important conditions and completed details as the project moves forward.

05

Cleanup & final inspection

We clean the property thoroughly. Most exterior construction sites are approximately 90-99% clean the same day. For qualifying multi-day masonry and exterior projects, our next-day closeout can include:

  • A final inspection
  • An additional magnetic sweep
  • Final drone photos when conditions and location allow
  • A complete quality-control review

Exact payment milestones, closeout steps and return visits are stated in the written contract for the selected project.

Service questions

Details worth understanding.

Final specifications depend on the inspected conditions, appliance listing, selected manufacturer and applicable local requirements.

Will waterproofing stop a flashing leak?+

No. Masonry repellent reduces absorption through brick and mortar. Failed flashing, crown openings and missing caps require their own repairs.

Should masonry be painted to keep water out?+

Paint changes the appearance and can trap moisture if the assembly is not designed for it. A breathable penetrating repellent is usually preferred when the goal is water resistance without a painted finish.
